Balcony Rectification and Balustrade Refurbishment

As a result of a damming building inspection produced by another consultant, MJ Civil undertook a rigorous review of the structural adequacy of a unit block in Narrabeen. The in-depth investigation across a representative number of units subsequently indicated that the conditions were not as poor as previously suggested and rather than the owners embarking on an extensive scheme to replace a significant number of concrete balconies, MJ Civil was able to provide a remedial rectification plan that addressed all structural issues. This allowed additional funds to be used for a balcony balustrade refurbishment scope.

The full extent of the work undertaken by MJ Civil included a detailed site investigation of observed defects with full defect mapping of problem areas, specifying the required repair for each defect identified and the maintenance of detailed records of the extent of repair for each location.

Tender documents and the subsequent remedial works contract were prepared by MJ Civil, as well as providing on-site supervision of the works and ratification of the contractors claims.
