Warehouse to Office Space Conversion - Rozelle, Sydney

The refurbishment was carried out because of the need to rationalise existing working areas and create additional office space, including much needed archive storage.

Due to certain operations no longer required or moving elsewhere, a large part of the existing ground floor stores/offices was stripped and converted into more suitable office space. A new mezzanine floor was constructed over part of the existing workshop, adjacent to and linked to the first for offices, for the storage of archives. Additional storage was also created under the mezzanine and linked to the new ground floor offices.

Designed for maximum storage capacity the mezzanine is of precast concrete floor construction supported on a steel frame. Difficult ground conditions consisting of a deep layer of uncontrolled made up ground with a high water table necessitated the use of bored, cased piles to transfer the loads down to the bedrock.
